Part-Time Self-Storage Facility Manager
Carbondale Self Storage is newer company accomplishing a re-start of an existing business. Carbondale Self Storage serves residential and commercial customers with storage space rental on a month-to-month basis. The company is seeking a part-time resident manager to oversee and manage the 97-unit facility.
This very part-time position requires about 10-12 hours per week spread over about 3 days throughout week including Saturday (not Sunday). Some work is on-site at scheduled hours, some can be done off-site and some work is by appointment with customer. This is a great opportunity for someone who wants flexible work hours and/or supplemental income.
RESPONSIBILITIES AND DUTIES:
Great Customers are #1 and in this role, you will
Be Responsible for the sales, marketing, occupancy, and delinquency management of the facility
Keep the facility rented at optimum levels by effectively utilizing advertising, promotional and customer relation skills as approved by management
Deliver superior customer service to include assessing and resolving customer problems and professionally handling telephone and walk-in inquiries
Show, and rent self storage units as well as actively selling and maintaining supplies of moving and packing materials
Maintain all required tenant documentation in a neat and orderly manner as directed by management
Control delinquencies through telephone contact and letters on a scheduled basis.
Manage the office including but not limited to opening and closing the office on time, keeping and balancing petty cash, making regular bank deposits and preparing regular,, weekly and monthly reports as required by management
Offer Insurance products to protect customer stored property
Clean units(s) as vacated, and grounds as needed. Clean office and restrooms as required
Maintain a neat, clean, safe and secure facility including minor maintenance and daily lock checks as well as visual inspection daily
Assist in preparing delinquent customers' units for auction, empty the units as prescribed by law, and approved by management
Effectively communicates with management and customers.
Other duties as required.
EXPERIENCE ' QUALIFICATIONS:
Customer service, retail sales, marketing, general office and telephone skills a plus
Basic computer operation required: Experience and proficiency in MS Word, Excel required.
Good organizational skills and familiar with basic accounting practices
Ability to pay close attention to detail
Well-developed oral, written, and presentation skills as well as the ability to interact with others
HS Diploma or equivalent mandatory and some college preferred
Light manual labor such as sweeping, cleaning and spraying storage units and office.
